A renovation and addition to a tiny Craftsman Bungalow in a designated Historic District. Client wanted all the bells and whistles of a modern house-Sunny, eat-in kitchen, work studio/office and new Master Suite including large bathroom and walk-in closet. The challenge was how to add 600+sf of space, modestly applied, to a >800 sf house and not overwhelm it (also has to pass muster from the Historic Review Board). My solution: a 2nd Floor "carriage house" addition to include a Master Suite with work studio and existing garage below and reworking the dining room and kitchen a bit, adding a breakfast nook and relocating the guest bath to find space for the stairs. The addition appears to be detached from most vantage points and a new breezeway tucks underneath the stairs.
The rooflines and detailing are simpler on the addition deferring a bit to the original house. Also managed to keep just about all the garden.

Passed the HRB and under construction now.
